Real Estate Appraisal

The Final Paper should demonstrate a basic understanding of how to develop a plan to appraise each of the four different real estate property types. This essay should demonstrate understanding of the course concepts as well as the implications of new knowledge of real estate principles. The focus of the Final Paper requires that you synthesize your learning and reflection in the context of the course outcomes. Submit an eight- to ten-page paper that organizes and develops a plan to appraise each of the four property types: Single Family Condominium Commercial Retail Land The paper must: Explain the appraisal process for each property type. Compare and contrast each approach to value. Compare and contrast the data used in each approach. Discuss how Uniform Standards of Professional Appraisal Practice (USPAP) standards apply in the valuation of each property type. Research: Although not required, students may include actual data from specific properties. Students may elect to research and include active listing and closed sales data to support their analysis. Students may also select actual active listings to evaluate, developing their estimate of value that may or may not differ from the asking price. Writing the Final Paper The Final Paper: Must be eight to ten double-spaced pages in length (not including the title and reference pages), and formatted according to APA style as outlined in the Ashford Writing Center. Must include a title page with the following: Title of paper Students name Course name and number Instructors name Date submitted Must begin with an introductory paragraph that has a succinct thesis statement, which identifies the focus of the paper. Must address the topic of the paper with critical thought. Must end with a conclusion that reaffirms your thesis and includes an overview of the research conceptualization and a self-reflection. Must use at least four scholarly sources in addition to the text. Must document all sources in APA style, as outlined in the Ashford Writing Center. Must include a separate reference page, formatted according to APA style as outlined in the Ashford Writing Center.
